Drain Cleaning Methods — Compare
- Cable / Auger Snaking ($125-$550): Mechanical cable breaks/retrieves blockage. Best for grease, hair, soft organic clogs. Fast (30-90 min), lower cost. Doesn't clean walls; misses root mass.
- Hydro-Jetting ($300-$800): High-pressure water (1,500-4,000 PSI) scours pipe walls clean. Removes grease, scale, cuts root mass. Best long-term solution for recurring clogs. Not for collapsed pipe.
- Camera Inspection ($200-$500): Diagnoses cast iron corrosion, belly drains, root mass, offsets. Always recommended before selling/buying a FL home. Cleaning not included.

Cast Iron Drain Deterioration — Florida Timeline
FL homes built before 1985 almost universally used cast iron DWV pipe. FL's humidity, aggressive soil chemistry, and H2S gas cause faster deterioration than northern climates.
- 0-10 yrs: New cast iron, smooth interior. Light grease/soap scum begins in kitchen lines.
- 10-20 yrs: Interior roughening, scale/tuberculation, slight flow reduction. Snaking effective.
- 20-35 yrs: H2S corrosion accelerates; pitting; scale blocking 20-40%; recurring clogs. Hydro-jetting more effective; camera recommended.
- 35-50 yrs: Heavy scale/pitting; localized perforations possible. Camera urgent; CIPP window closing.

Root Intrusion — Florida's Worst Offenders
FL's year-round warm growing season means roots are active 12 months; sandy soil spreads roots wide; aging cast iron offers entry points. Worst offenders: Ficus benjamina (Weeping Fig — can infiltrate 4" cast iron within 5 years); Live Oak (roots travel 50-100 ft); Banyan/Strangler Fig; Royal Poinciana; Bottle Brush (Callistemon); any tree within 20 ft of a drain line.
Root treatment: After hydro-jet root cutting, apply foam herbicide (RootX or equivalent) to kill remaining roots and prevent regrowth 12-18 months ($75-$150 add-on).
Belly Drains — Florida's Sandy Soil Problem
A "belly" is a low sag in a drain line from soil settlement/improper bedding; common in FL's sandy soil. Water pools, causing recurrent clogs no snaking/jetting will permanently fix.
Diagnose: Camera with location equipment identifies belly location and depth; a belly of 1/2" or more per foot is typically actionable.
Repair: Minor belly (1-2 LF) — localized excavation/re-pipe at correct grade ($800-$2,000). Major/multiple bellies — full excavation/re-pipe. CIPP lining does NOT fix bellies. FL code FPC 708.1 requires minimum 1/4" per foot (2%) slope for 3" and smaller drain lines.
Warm-Climate Grease Buildup
In FL, ground temp stays 72-76°F year-round, so cooking grease stays partially liquid, coating pipe walls with sticky biofilm.
Best practices: Never pour grease/oils/fats down kitchen drains; run hot water 30 sec after dish soap; monthly enzyme treatment (Bio-Clean, Drainbo); annual hydro-jetting for high-use kitchens; grease trap required for commercial kitchens (FPC 1003.1). Garbage disposal + grease accelerates cast iron failure — with disposal + pre-1980 cast iron, annual camera inspection is recommended.
