Burst or Leaking Pipe ($250-$3,500): FL's aging copper/CPVC supply lines (especially slab-run hot water) develop pinhole leaks and catastrophic failures. Steps: (1) shut off main water; (2) turn off electric WH breaker or gas valve if pipe is on hot side; (3) open lowest faucet to drain pressure; (4) photograph all damage before moving anything; (5) move valuables/electronics/documents; (6) call plumber AND insurance claims line; (7) do NOT use electric appliances in flooded areas. FL note: most policies cover sudden burst damage, NOT gradual leak damage — "sudden and accidental" is key.

Slab Leak ($1,500-$15,000): #1 most expensive FL emergency. FL soil chemistry is corrosive to copper (pitting corrosion under slabs, esp. South FL). One slab leak often leads to multiple over 3-5 years. Signs: warm spot on floor, running water with fixtures off, high bill, pressure drop, pooling at slab exterior. Steps: shut off main; do NOT run water until located; electronic leak detection ($300-$500); get quotes for both jackhammer access and reroute (reroute often cheaper); file insurance claim (Citizens covers under "sudden and accidental"). Repeated slab leaks suggest systemic copper corrosion — ask about whole-house repipe.

Sewage Backup / Drain Overflow ($400-$8,000): Category 3 "black water" health emergency. FL's aging cast iron (pre-1975) and aggressive roots (Central FL) make this common. Steps: stop all water use; evacuate children/pets; do NOT use chemicals or consumer snake; photograph backup/damage; plumber hydro-jets/clears and cameras the line; professional remediation for contaminated flooring/drywall/HVAC. Municipal backups (utility's main line) — document and file with the utility (may be liable).

Gas Leak ($300-$2,500) — EVACUATE FIRST: If you smell gas, get everyone out; do NOT use phones/switches/appliances; call 911 and gas utility from outside. FL leaks common at flexible appliance connectors, CSST fittings, older black iron unions, meter connection (FL humidity accelerates joint corrosion). Steps: evacuate; no switches/phones/windows; leave door open; call 911 outside; call gas utility; licensed plumber pressure-tests after utility clears (permit required); utility re-lights after inspection.

Water Heater Failure ($900-$3,200): Two forms — active tank leak (corroded body) and no hot water (failed element/thermostat/gas valve). Active leak: shut off cold water supply; gas WH shut gas valve; electric WH shut breaker; drain tank via garden hose. No hot water: check breaker before calling. FL requires permit for WH replacement — use a licensed plumber.

Plumbing-Caused Water Damage / Flooding ($2,500-$45,000+): FL humidity/heat create ideal mold conditions within 24-48 hrs. Steps: stop water source; call plumber AND remediation company (separate specialties); document everything; do NOT turn on overhead fans (spread moisture); protect furniture/electronics; call insurance 24/7 claims (consider public adjuster if >$10,000); mold remediation must begin within 24-48 hrs.

Main Water Shut-Off: In FL single-family homes usually near the water meter at the front property line (concrete/plastic box, green/black lid) — round gate valve or quarter-turn ball valve. Second location often where supply enters the home (near water heater or garage). In condos, usually a shut-off inside the unit (under kitchen sink or near laundry closet) or a mechanical-closet main.

Individual Fixture Shut-Offs: Toilet (behind, lower left); sink (under cabinet, hot left/cold right); washing machine (red/blue hose bibs); water heater (cold inlet, blue/black handle); dishwasher (under kitchen sink, shared hot supply).

Gas Shut-Off Locations: If you smell gas, do NOT touch gas valves — evacuate and call 911 first. Main gas shut-off at the meter (rectangular nut, quarter turn perpendicular = off; do not turn back on yourself). Appliance shut-offs: quarter-turn ball valve on each flex connector.

FL Citizens Insurance — Plumbing Claims

  1. Call your carrier immediately (Citizens 866-411-2742 24/7); delayed notification can reduce/deny claims.
  2. Photograph and video everything before touching anything; upload to cloud.
  3. Know "sudden and accidental" vs. "gradual leak" — insurers deny gradual leaks; a plumber's report of sudden failure is critical.
  4. Do not make permanent repairs until adjuster inspects — but DO mitigate (stop water, dry structure).
  5. Keep all receipts/invoices — hotel, meals, temporary housing may be covered under Loss of Use (Coverage D).
  6. Get your own estimate; for claims over $5,000 consider a licensed public adjuster (10-15% contingency; FS §626.854 protects your right to use one).
  7. Slab leaks and Citizens: covers access (breaking concrete, tunneling) AND pipe repair, but typically NOT consequential water damage to flooring/drywall under wear-and-tear exclusion for older homes; document pipe condition.
