FL Bathtub-to-Shower Conversion Guide

Option 1: Custom Tile Shower

Full custom conversion. Remove tub/surround; waterproof membrane on backer board or Wedi/Schluter foam panels; tile on waterproof substrate; custom linear or center drain. In FL: use large-format porcelain (24x24+) — fewer grout lines means less mold. Epoxy grout is ideal (no sealing, resists mold). Schluter KERDI or Redgard membrane recommended for FL humidity. Cost (FL): $4,500-$18,000. Duration: 5-14 days. Permit: always. Lifespan: 20-40 years.

Option 2: Prefab Shower Kit / One-Day Bath

Acrylic/fiberglass panels over existing tub framing (60x30/60x32). One-day systems (Bath Fitter, Re-Bath) install acrylic liner. Acrylic cleans easily in FL hard water; fiberglass more prone to crazing in FL humidity/heat. Ideal for rentals, vacation homes, snowbird properties. Cost: $1,800-$8,000. Duration: 1-3 days. Permit: usually yes — check county. Lifespan: 10-25 years.

Option 3: Walk-In / Barrier-Free (Aging-in-Place)

Remove tub, lower shower floor to grade — no step-over threshold; requires subfloor modification and linear drain. FL is one of the fastest-aging states; barrier-free installs up 40%+ since 2020. In slab-on-grade homes (majority of FL), barrier-free requires cutting the slab to lower the drain. In crawl-space homes (older FL, panhandle), easier. Roll-in variant needs 36x36" min with 60" turning radius outside. Cost (slab home): $6,000-$22,000. Duration: 7-18 days. Permit: yes — structural. Lifespan: 30-50 years.

Drain Reconfiguration: Tub to Shower

Tub drain is at the foot (near wall); shower drain is centered or linear. In FL slab homes this requires cutting concrete to relocate the drain — a $400-$1,200 add-on. Options: center drain (lowest cost), linear drain (slab cut + longer drain body), or use existing tub drain location (sloped tile to corner).

FL ADA + Aging-in-Place Shower Specifications

  • Minimum dimensions: Transfer shower 36x36" min; roll-in shower 36x60" min (60x60" preferred). FL Fair Housing Act applies to multi-family (4+ units) built after 1991. Single-family FL homes have no mandatory ADA requirement.
  • Grab bars: require 2x10 blocking between studs at 33-36" from floor on all three walls during tile phase. Horizontal at 33-36" on sidewalls; vertical at 18" from threshold; diagonal in corner if transfer seat. FL Medicaid HCBS may fund installation.
  • Seat: fold-down teak (humidity-resistant, needs annual oiling) or solid surface (Corian, lower maintenance). ADA bench 17-19" from floor, 15" deep, 24-48" long.
  • Threshold/entry: ADA max 1/2" threshold; zero-threshold preferred. Slab homes require lowering floor below slab level (concrete cutting). Linear drain is the most elegant zero-threshold solution.
  • Handheld showerhead (ADA): adjustable on slide bar, min 59" hose; dual-function head. FL municipal pressure 60-80 PSI — verify PRV. Thermostatic valve strongly recommended to prevent scalding.

FL State Funding Programs for Aging-in-Place

  • FL SHIP program (State Housing Initiatives Partnership) — ask county housing dept
  • FL Medicaid HCBS Waiver (grab bars, threshold ramps)
  • HUD Community Development Block Grant — via county housing
  • Veterans Affairs HISA grant up to $6,800
  • Federal tax credit for accessible home improvements — consult tax professional

FL County-Specific Permit Notes

  • Miami-Dade: Full building permit for any conversion involving plumbing alteration; Miami-Dade ePermits; 5-10 day inspection wait; contractor must hold Miami-Dade licensed status.
  • Broward: Permit via Broward County BSO portal; municipalities may add city permits; plumbing-only may suffice if no structural work.
  • Palm Beach: e-Permits; West Palm Beach, Boca Raton, Boynton Beach, Delray Beach have independent depts; fees among lowest in South FL at $100-$300.
  • Hillsborough (Tampa): Accela Citizen Access; City of Tampa separate; inspections rough plumbing, rough framing/waterproofing, final; 1-5 day turnaround.
  • Orange (Orlando): ePermitting.ocfl.net; City of Orlando separate from county (largest city-county split causing confusion); 2-5 day inspection wait.
  • Pinellas: PinellasCounty.org; St. Petersburg, Clearwater, Largo, Dunedin, Tarpon Springs independent; 3-7 day turnaround.
  • Lee (Fort Myers/Cape Coral): Lee County online; Cape Coral separate; extended waits post-Ian.
  • Collier (Naples): Growth Management Division; City of Naples and Marco Island separate; fees among highest ($200-$500); 3-7 day scheduling.
  • Duval (Jacksonville): consolidated city-county; JaxPermits.coj.net; 1-3 day turnaround; no split issue.
  • Sarasota: Sarasota County online; City of Sarasota separate; extended waits post-hurricane.

FL Shower Grab Bar Installation Standards

Must install into wall studs or solid blocking; backing installed BEFORE tile (no surface-mount anchors). ADA specs: 1.25-1.5" outer diameter, 1.5" min clearance from wall, support 250 lb in any direction. Materials: 316 stainless (coastal FL salt air), chrome-plated brass, or powder-coated steel. Avoid chrome-plated zinc (zamak) — corrodes within 3-5 years. Locations: horizontal back wall 33-36"; vertical entry wall 16-18" from threshold; diagonal/L-shaped in corner if seat used.

FL Shower Door Selection and Maintenance

  • Frameless glass: best FL choice; weekly squeegee, monthly vinegar to prevent mineral etching; $800-$2,500 for 36"; 10mm (3/8") glass recommended.
  • Bypass (sliding): no swing clearance (good for small baths); bottom track collects mold/hard water; $300-$900.
  • Pivot: needs 24" swing clearance; simple cleaning; $400-$1,200.
  • Walk-in (no door): most popular for aging-in-place; needs 36" min width and proper floor slope; fixed glass panel $400-$900.

FL Shower Waterproofing Failure Modes

Most common FL remodel failure is water intrusion behind tile from inadequate waterproofing. Signs (5-15 years after install): soft/hollow spots in tile, grout deterioration at base, musty odor, adjacent drywall bubbling. FL accelerants: year-round occupancy, humidity keeping grout/sealant moist, hurricane flooding. Prevention: Schluter or Wedi system, epoxy grout, silicone caulk (not grout) at all change-of-plane joints, annual recaulking of corner joints.

Florida Building Code Shower Requirements (FBC 2023)

Minimum dimensions 30x30" (900 sq in min); preferred 36x36"+. Floor slope 1/4" per foot toward drain. Shower pan liner required. Individual shutoff valve accessible without special tool. ASSE 1016 anti-scald valve required (limits water to 120°F max) — a code requirement, not optional. Door opening 22" min clear (32" for ADA). Ceiling height 6'8" min. Drain 2" min diameter. Exhaust fan required within 8 feet of shower opening — min 50 CFM (stricter than IRC due to FL mold concern).
