The manufacture date is encoded in the serial number — not the model number. Look for a white or silver sticker on the upper portion of the tank — usually on the front or side. The label says "Serial Number" or "Serial No." The model number is different and will not decode correctly. On tankless units, the sticker is usually on the front panel or inside the access cover.
Serial Number Format Guide — Major FL Brands
A.O. Smith / State / American / Reliance — Format: YYWWXXXXX — First 2 digits = year, next 2 = week of year. Example: 2312A1234 → Year 2023, Week 12 (late March 2023).
Rheem / Ruud / Richmond / GE — Format: Letter prefix, then YYWW. Find first 4 consecutive digits. Example: A1932XXXXX → Year 2019, Week 32 (Aug 2019).
Bradford White — Format: Letter = year (coded), next 2 = week. Letter cycles every 20 years. Example: M18XXXXXXXX → M = 2015, Week 18 (May 2015).

FL Hard Water Warning
- South Florida water hardness: Miami-Dade, Broward, and Palm Beach water typically runs 200–300+ mg/L (very hard). This dramatically shortens water heater life — scale buildup coats heating elements and reduces efficiency by up to 40%.
- Central/North Florida: Orange, Seminole, Hillsborough utilities vary widely (80–250 mg/L). Well water counties (Alachua, Marion, Highlands) often exceed 300 mg/L — extremely hard.
- Tank water heaters in hard water: Expected lifespan drops to 6–8 years vs. the national average of 10–13 years. Annual anode rod inspection is critical. Signs of failure: rumbling sounds, sediment in water, rusty water, or TPR valve weeping.

Extend lifespan tip: Annual anode rod inspection (magnesium or aluminum) adds 2–5 years to tank heater life in FL hard water areas. The anode rod sacrificially corrodes instead of the steel tank. Citizens Insurance — FL Water Heater Age Rules
- Over 10 years old: Citizens may require a 4-point inspection before binding or renewing a policy. An inspector notes the water heater age and condition.
- Over 20 years old: Most Citizens underwriters will not bind a new policy, and may non-renew at the next policy anniversary. A documented water heater replacement is required to reinstate coverage or bind a new policy.
- New water heater (0–9 years): No 4-point concerns related to water heating. Standard underwriting applies.
- 4-point inspection note: The inspector photos the data plate showing brand, model, serial, and installation date. A decoded serial number that shows age over 10–20 years will be flagged. Many FL sellers are surprised to find their water heater age is a closing issue.
- Other FL insurers: Heritage, Universal, Slide, and private market carriers have similar but varying thresholds. Most follow the same 10/20-year guidance. Some carriers in coastal FL (within 5 miles of coast) apply stricter standards.
FL Energy Efficiency Standards — Water Heaters
- DOE 2015 mandate: All electric tank water heaters 55 gallons and larger must be heat pump water heaters (HPWH) — minimum UEF 2.0. Standard resistance heating is no longer legally sold in these sizes.
- DOE 2024 mandate: Residential gas water heaters must now meet minimum UEF 0.675 (gas storage) or UEF 0.87 (gas instantaneous). Older inefficient gas heaters can no longer be manufactured for US sale after May 2024.

Warning Signs — Replace Now in FL
- Rust-colored or metallic water: Tank is corroding from the inside. Failure is imminent. A catastrophic leak can release 40–80 gallons — do not delay replacement.
- TPR valve dripping or weeping: The temperature/pressure relief valve is the last safety device before a tank rupture or explosion. A weeping TPR means pressure is dangerously high, the valve is faulty, or both. Do not cap or bypass — call a licensed CFC plumber immediately.
- Puddle or moisture at base of tank: Internal corrosion or fitting failure. Even a slow drip can cause mold in FL humidity within 48 hours. Do not wait to have it evaluated.
- Rumbling or popping sounds: Severe sediment buildup — efficiency is dramatically reduced and the tank wall is under stress. Common in Broward, Miami-Dade, and West Palm Beach hard water areas.
- Recovery time doubled or tripled: Thick scale on heating elements means energy cost has risen substantially. Often economical to replace rather than repair once elements fail in a unit over 8 years old.
