FL Water Heater Repair Cost Guide

Thermocouple / Thermopile Replacement (gas tank — pilot won't stay lit): DIY part $10–$35; pro labor $80–$175; total FL $95–$210. FL humidity corrodes thermocouples faster. If pilot relights but won't stay lit after 30 sec, thermocouple is almost certainly the cause.

T&P (Temperature & Pressure) Relief Valve (dripping/discharging/open): DIY part $15–$55; pro labor $85–$175; total FL $100–$230. ⚠️ T&P valve discharging is a safety event — could indicate overpressure (no expansion tank), overheating thermostat, or T&P valve failure. Do NOT plug or cap the T&P valve — it can cause a tank explosion. FL code requires discharge pipe terminating within 6 inches of floor or draining to exterior.

Anode Rod Replacement (rotten egg smell, rust, extending tank life): DIY part $25–$65; pro labor $75–$150; total FL $100–$215. FL hard water depletes anode rods 2–3x faster — replace every 2–3 years in S. FL vs 4–6 years nationally. Magnesium rods cause H2S odor when sulfur-reducing bacteria present — switch to aluminum/zinc.

Dip Tube Replacement (suddenly not enough hot water, plastic bits in water): DIY part $10–$30; pro labor $85–$175; total FL $95–$205. Broken dip tube allows cold water to mix with hot at top of tank. White plastic bits in aerators confirm failure.
