BURST PIPE — Do This Right Now

Turn off water at the main shutoff IMMEDIATELY, then call a plumber. Main shutoff location: at the water meter (near the street in a green/black box) OR at the pressure regulator where the main enters the house. Use a meter key or wrench — clockwise to close. A 1/4-inch burst pipe releases 250 gallons per hour — every minute counts.

FL Insurance: What's Covered

FL homeowners insurance typically covers sudden and accidental pipe burst damage — but NOT gradual leaks or freeze damage from lack of insulation or heating. Document everything before cleanup (photos/video). Call your insurer within 24 hours. Keep all repair receipts.

FL Freeze Timeline — What Happens to Your Pipes

  • 32F: Water begins to freeze at pipe wall contact points. No burst risk yet.
  • 28F / 4 hrs: Residential pipe freezing begins. Outdoor pipes, hose bibs, attic runs at risk.
  • 20F / 6 hrs: High risk — bursts likely in uninsulated homes. Ice block forms, building pressure.
  • THAW: THIS is when most pipes burst. Ice fractures the pipe during the freeze; when ice melts, pressurized water escapes through the fracture. Damage often appears hours after temperatures rise — the thaw is the danger zone.

Climate change is NOT eliminating FL cold snaps — the 2022 event was one of the worst in 30 years. Prepare even if you've never experienced a freeze.

  • COVERED: Water damage from the burst (drywall, flooring, personal property, subject to deductible).

Mobile/manufactured homes have 3–5x higher burst rates during FL freezes. Risk factors: exposed belly wrap with no insulation, no crawlspace heating, polybutylene pipe (more brittle when frozen), thin vinyl skirting that doesn't stop cold air circulating under the home.

The water meter shutoff requires a meter key (curb key) — a T-shaped tool. Most FL meters are buried near the street in a green/black plastic box. Without this key you cannot shut off water at the street. Cost: $8–15 at any hardware store. Buy one now and test your shutoff before you need it.
